GAR Expands Residential Staff

Anthony Dispenza and Kevin Winchell, both New York State Certified Licensed Appraisers, have joined the Residential Team.  Anthony works out of the Amherst office. Kevin works out of the Albany office.

Residential Department Expands to the Albany Area

GAR has recently begun offering a full range of residential appraisal services in Albany and Schenectady Counties. David Barnett and Kevin Winchell, both New York State Certified Licensed Appraisers, are currently working out of our Albany Office.

As of April 1, 2009, all residential 1004 appraisal reports now will require an additional addendum form 1004MC. This additional form requires appraisers to include detailed information regarding market trends and conditions of subject property.

 

Area Home Sale Prices Increase

The total number of homes sold remains consistent with prior year levels.  The median sales price in November of 2003 was $89,000 the highest since August and up 5% from last year.  The average sale prices were up 9 percent from 2002 at $110,365.  Low interest rates and a decrease of supply have created an attractive market for buyers and sellers.  2003 was a record year for most WNY Real Estate firms.

WNY Real Estate Market Heats Up

Real Estate values on the rise.  For over a decade prior to 2002, no real movement in property values.  Between 2002 and 2003 with over 19,000 real estate transactions in Erie County, a study identified positive trends.  Prices are up.  A 6% increase in the median price of all properties sold since 2002 and a 10% increase since 2001.  Also, the number of high-end real estate transactions ($250,000 or greater) are increasing.

GAR Expands Residential Appraisal Staff By 2 New Members

Donna Procknal and Julie Covelli maintain NYS Appraisal Assistant Licenses and are working towards Certification for 2004.

 

GAR Gains Market Share In Rochester Area

2002 ended on a very positive note for the Residential appraisal revenue, specifically increasing market share in the greater Rochester, NY area.  Overall the department surpassed anticipated projections for residential appraisal volume.
